Drafting and review of purchase and sale contracts: It is much better to avoid a problem than to deal with it during a closing or in court. Our lawyers have the legal experience and familiarity with the Rhode Island real estate market to help our clients avoid disputes, delays, and post-closing problems through the drafting and review of sound purchase agreements.
For sale by owner (FSBO): Lawyers at Blais Cunningham & Crowe Chester, LLP, are happy to provide homeowners and buyers with efficient legal services during for-sale-by-owner transactions.
Title insurance and examinations: Our real estate attorneys are licensed title insurance agents, allowing us to perform title examinations within our firm. We process title examinations quickly, allowing our clients' closing to proceed on schedule. If a title does have a problem, our attorneys work with the owner to see that it is expeditiously corrected.
Representation at closing: In Rhode Island, a real estate closing must be supervised by an attorney. A buyer may find it advisable to retain separate counsel if there are unique circumstances. In Rhode Island, a buyer or borrower, has a right to choose an attorney to examine title and issue the title insurance policy.
Municipal tax appeals: Rhode Island residential real estate is reevaluated and reassessed every three years. Our lawyers represent property owners in municipal tax appeals at the administrative level and in superior court.
Condominium law: We represent purchasers, sellers, lenders, and condominium organizations in drafting and review of purchase contracts and owner association rules and in all other aspects of condo law.
